Matt Fulson
President & Founder

Mr. Fulson has more than 15 years of experience in the affordable housing industry.  Prior to founding the company in 2003, he worked for the state housing finance agency.  As a multifamily underwriter in the rental production department, Mr. Fulson gained experience in many of the industry debt and equity tools. Subsequently he went to work for a very successful development, construction and tax credit syndication firm.  While there, he gained experience in the development of new construction and historic/low income tax credit development from a private sector perspective.  Mr. Fulson was also responsible for establishing the firm’s acquisition rehabilitation opportunities to increase development production into the tax exempt bond and 4% tax credit arena. He brings the advantage of having been involved on both the state agency and private sectors of the business. The family of companies has participated in the development of nearly 1500 affordable housing units.

Mr. Fulson has experience with Low-Income Housing Tax Credits (both 4% and 9% credits), Historic Tax Credits,  HOME Investment Partnership Program, tax-exempt bond transactions, state fund balance loans, CDBG Funds, Section 8 Program, Section 202 housing, Mark-to-Market Program and various other HUD financing programs.  Bringing together the knowledge of programs from the past and implementing current affordable housing programs is his unique perspective on the housing industry.

The companies have had particular success in the preservation of existing affordable housing.  Although, major successes have been achieved in new construction and historic renovation transactions undertaken by the firm.  Mr. Fulson has a Bachelor’s degree in Accounting from Central Methodist College in Fayette, MO.

Danielle Lee
Director of Management

Danielle Lee has extensive experience in the affordable housing industry. Beginning as Asset Manager in 2006, Ms. Lee’s focus within the company centered around Section 8 and Section 42 compliance. Working closely with Missouri Housing Development Commission and Investors has allowed Ms. Lee to develop our company’s unique approach to compliance monitoring.

In 2010, Ms. Lee moved into her current position as Director of Management. Still a believer that aggressive and responsible compliance serves as the bedrock which enables management to thrive, Ms. Lee’s focus has widened to encapsulate all aspects of affordable housing management.

Ms. Lee has earned the specialized Housing Credit Certified Professional (HCCP) designation and is well-versed in the HUD Handbook 4350.3, IRC Section 42, IRS 8823 Guide, MHDC Asset Management handbooks and forms, Active Partners Performance System (APPS), Tenant Rental Assistance Certification System (TRACS), Enterprise Income Verification (EIV) System and Real Estate Assessment Center (REAC) guidelines. Ms. Lee supervises a staff comprised of two Asset Managers serving as field representatives, two Compliance Managers, in addition to the day-to-day operation of the management company including the development and implementation of standard operating procedures for the company’s 75+ employees.

Lea Akert
Operations Manager

Lea Akert got her start in affordable housing in 2011 with the Fulson Housing Group as the Executive Assistant to Matt Fulson. She has spent the years since learning as many aspects about the industry as possible by working on various tasks in the for development, construction, management and taking the lead in the Relocation Services Company to develop a comprehensive system for all relocation compliance requirements. 

Lea’s organizational skills have made her a vital resource to the development company in terms of investor due diligence follow up and completion as well as communication to the state housing agencies to ensure all development milestones are met timely and able to close efficiently. 

In 2018 she was promoted to Operations Manager and is now responsible for reviewing company procedures to seek out and implement efficiencies as well as ensuring follow through on internal and external projects to maintain our reputation with city governments, state agencies, investors, contractors, development team partners and many others.
